Before we can continue to be of service to you, we would need for you to get pre-approved for a mortgage. Pre-Approval will help you to know just how high of a price offer you can make on a property. Also, pre-approval helps the seller to know that you are serious buyer who has the money to purchase the seller's property. Many agents that represent the seller will not accept an offer on a property until they know that the offeror is a pre-approved buyer. If you aren't already pre-approved for a mortgage, yellowkeyrealty.com will work with you to obtain a pre-approval from a financial institution.

FIND A PROPERTY

There are numerous ways in which you can find a property. Our REALTORS® can send property listings to you based on your specifications and you can also search for properties on the real estate database (MLS) through our website. The MLS (Multiple Listing Service) one of the most widely used and largest database of properties that are listed by REALTORS®.

SCHEDULE WITH US TO VIEW A PROPERTY

You would let us know by email or phone about the properties that you would like to see and the date/time at which you would like to see them. We will schedule with the listing agents of those properties at a date/time that the property can be seen and show the properties to you. In order for us to get paid by the Seller and give you 25% of our commission, you would need to schedule all appointments to view a property through us.

MAKE AN OFFER and WE HELP TO NEGOTIATE WITH THE SELLER

Once you have found a property on which you would like to make an offer, you would let us know so that we can create a purchase contract for the property that you like. We would submit that offer to the Seller's Agent after you have approved and signed it. We would also handle negotiations with the Seller's Agent in order that we can get a more favorable price/terms for you on the property.

PRE-CLOSING AND CLOSING ASSISTANCE

Once your offer has been accepted by the Seller, we will then begin assisting you through the entire pre-closing process all the way until when your property actually closes. This would involve help with property inspections, property appraisals, walkthroughs, etc. There are so many details and providers to keep track of at this stage. We will take care of that for you so you can be at ease.
